Happy Sunday, everybody. Welcome to your Home. Sold Guaranteed Realty Show Rick Kendrick here and Kerry, hey Kerry, good morning, how are you?

Rick Kendrick: 

We're talking today. I think we're really going to dig into the facts of what buyers do and how they work as far as the process they go through and getting that perfect home form, and one of the major things that they need to be looking at is home inspections. So we have Dan and Michelle Rigoli from Pillar to Post home inspections, okay, and they're going to be talking with us about home inspections and all the intricacies of a home inspections. But before we get to that, hey, kerry, so what's the numbers look like this week?

Karey Kendrick: 

Yeah, so here we are coming into, you know, the final months of the year, and so we're still monitoring closely what's happening with inventory. Are we seeing a huge increase in the amount of homes coming on the market and trying to gauge you know, what is 2024 going to look like in the real estate market?

Rick Kendrick: 

You know you don't want to discount 2023 just yet, because things are happening as we speak, and what I mean by that is that in the last couple of weeks, we've seen an edging down of interest rates, right, kerry?

Karey Kendrick: 

Yeah, and so that's going to be exciting to see what happens next year with the rates. Like, where are they going to end up? Right? We've heard in the fives, although it looks as if there'll be more in the sixes.

Rick Kendrick: 

Yeah, and even at that. That's a bargain in this market and I really believe, buyers, if you are thinking about maybe making a move here, you really need to consider doing something right now, and I'll tell you why. Kerry and I were analyzing what's happening and we have people out there that we're marketing, or we're listening to, property and they're getting somewhat aggressive on their pricing now, right, so we've done like four or five price reductions lately, haven't we?

Karey Kendrick: 

Yeah, so we're starting to see more and more price reductions in the market. I think that the average price range, you know, as far as the increase on an annualized basis, isn't as aggressive as what sellers are looking for, right? So year-to-date, just as an example, I think the average asking price is up almost 11%, yet the average sales price is only up just under 5%. So there's that discrepancy there. So we're seeing more and more sellers who are willing to, you know, negotiate on their price and come down a little bit.

Rick Kendrick: 

Yeah, and you know they really want to do something by year in now they're opening their eyes and opening their ears to a good offer. Okay, that's available to them right now, and smart buyers should be looking at taking advantage of the situation right now. You want to be a hedge of the game here. You don't want a bunch of buyers out there competing with you. Want to be out there being able to negotiate your price and be able to get that price that you're looking for with the interest rate. Remember this you don't really have to have that rate for a long period of time. You basically married a home and date the rate. So keep that in mind. We have a great preferral intercross country mortgage that's involved with us. They'll be able to help it. And, by the way, first time buyers, don't forget, we still have that hometown for heroes program still available. So there is down payment assistance, right? Harry?

Karey Kendrick: 

yes, absolutely so. Buyers can take advantage of the hometown heroes program, which will allow you to take advantage of up to $35,000 for assistance with your down payment or your closing costs. And then just this week, palm Beach County has announced a new funding up to $100,000 to assist with down payment on your new home, and that is actually going to be available for up to 100 lucky borrowers. Any final news on the market and what's happening no, I think that you know it's an exciting time in our market. Obviously the sellers that have been sort of on the fence and haven't been willing to put their homes on the market, you know we've continued to have this shortage of inventory. So now, if the rates start coming down, they may not have been willing this year to trade in their 3% rate for 7% or 8%, but if the rates do come down to say five or six, we may start seeing a lot of those sellers start to trade in their homes and that will allow a lot more inventory to come on the market.

Rick Kendrick: 

So, sellers, listen, be open to this. I really believe this is a great opportunity for you to put your place on the market and take advantage of the situation that is coming up upon us, because we are gonna get buyers out there ready to go for the new year. Welcome back. This is Rick Chedrick, your home sold guaranteed reality show, and today we got Dan and Michelle on from Pillar to Post Home Inspectors. Welcome, dan and Michelle. Hey, thanks for having us today. Yeah, yeah, thanks for having us, sure, hey. So, listen, I met Dan and Michelle. They are home inspectors in the area here and they have been what I think is probably the most expert people out there as far as doing home inspections. And the reason why I brought them on to our radio shows because I think this is pretty important that people, especially buyers, know that there's a way to make things feel more comfortable about buying a home. One of the things that I see is that buyers become very anxious about buying a house and listen to this. They walk into a house and in 20 minutes they're going to walk out and write an offer on the most important thing in their life, right, dan? Absolutely, yeah, it's crazy. They don't get to see the back end of this thing. So that's the reason why I brought experts on today. So, dan, one basic question, okay in my opinion, is why should a buyer do a home inspect?

Dan Rigoli: 

Some of the main reasons for doing a home inspection are you want to obtain a third party view about what you're buying and kind of like you just mentioned. It's a very important decision, so you want to take out a lot of the unknowns in that decision. Bringing in a home inspector. They will go through a very systematic process. They'll evaluate all the systems and components and they'll give you a sense of is something functional? Is there any safety issues? Is there something that you need to work on or is it something just cosmetic?

Rick Kendrick: 

Just to kind of help you make that decision, and make it smartly, yeah you know, Dan, to be honest with you, 98% of the offers that we wrote up on the sales contract, those are as-is contracts. So when we write up an as-is contract, it's basically the house is as it is, but they do have the right to do an inspection. So we think this is pretty important that they do so.

Dan Rigoli: 

Dan, when we say you're doing an inspection, this is like an extensive thing right, yeah, when you're doing an inspection, the evaluation itself can take several hours to do, but what you end up with is something especially in that as-in condition. It gives you a sense of if you're going to prepare to finish up and close and come to the closing table. At least you know all the things that you're buying and what you're going to have to do to get it ready for you to turn that house into your home.

Rick Kendrick: 

You know I heard an interesting statistic One out of five homes that go through inspections failed. Okay, it was to the buyers' advantage. The inspector found major things wrong with the property. Now, listen, you don't want bad news, you want the house right. But, Dan, you and Michelle are here to tell them. Hey, listen, I'm just giving you the bare facts, right. And the thing is is that not only are you giving them the bare facts, you're giving them details. You even get down to the aspect of screws, missing dates on appliances and things like that. Is that right, Dan?

Dan Rigoli: 

Absolutely. Dates for all appliances, expected life definitely all the details you need to make those decisions.

Rick Kendrick: 

I've gotten back a few inspection reports and these things can be lengthy. They can be 79 to 80 pages. Right, and a buyer looks at me and they get Google-eyed and they go. Rick, what is this all saying to me? But Dan, do you guys go over?

Dan Rigoli: 

this with the buyers. One of the things we do is we actually provide the report at the end of the inspection and we walk through it. We even bring a printer. If they want to print it out, we can put it in a binder for them. We'll send it to them electronically. But we walk through the inspection with them if they're willing to participate, and then at the end we go through all the findings. So absolutely, they're in the best position then to kind of evaluate anything that comes up.

Rick Kendrick: 

Good point, Dan. So do you think the buyer needs to be at that home inspection?

Dan Rigoli: 

Absolutely. We encourage it. Um, if they can be there some for the whole thing, they can walk through with us. The inspection could go longer if they want to come at the end and just kind of get the summary and then just the evaluation and get a chance to ask those questions. Because then you're not left as the agent trying to answer questions after you get a report. We actually do that for you and we also kind of leave our information with them so they can also ask questions after the fact as well.

Rick Kendrick: 

That's true, but he don't depend on an agent for this, because this is your specialty. I encourage buyers to be at all inspections. All right, I want them to follow you around, look at everything, and then I know they're going to have questions right. When I walk into a door and I'm showing a property, the things I do is I look at the roof, I look at the AC, I look at the water heater, I look at the appliances, and that gives me a good idea of what's going on. Right. But you know you are the bearer of good news or bad news, no matter what right?

Dan Rigoli: 

Well, the reality is, every home has a history, and there's always things that are going to need to be worked on, and so it really just kind of comes down to understanding what they are and prioritizing them. Some things you're going to want to do sooner, some things you can take a little more time on, and so really, it's just a matter of understanding the history, and is that the right investment for you?

Rick Kendrick: 

Because that's what they're doing. They're investing this for life and the big thing is that when I do an inspection, they can get the information you provide us to them, and a seller likes this. The seller most of all wants somebody who's qualified and, by the way, you have a license to do this.

Dan Rigoli: 

You got to do this you have to have, in the state of Florida, a license to inspect homes. And there's additional licenses for some of the additional services as well.

Rick Kendrick: 

Okay, so in the state of Florida does a buyer have to do an inspection?

Dan Rigoli: 

It isn't required and, as we've seen, especially in recent times with the heat up of the market, a couple of years ago people were waving inspections and by waving they're waving maybe a contractual clause in the buy sell agreement, so it's really more there, but there's nothing in state statute to require it. Sometimes insurance companies have things or maybe subsets that they require. We can get into that, but for the actual inspection itself, no, it's not a requirement.

Rick Kendrick: 

Yeah, and buyers? I strongly recommend it's a big relief off your mind, buyers. When you do an inspection, you find out Dan and Michelle will provide you this extensive report. They'll tell you every single thing about that house Okay, inside and out. If you see some items that you want to flag, you come to me and then what I do is I look at them, I converse with Dan and Michelle and go over with them and say, hey, dan, is this really really important? Is this something that's just like a normal wear or is this something that potentially could be a big problem to them? And if so, then what I'd love to do is that I'd love to go back to the seller's agent and talk to them a little bit more about maybe getting the buyers credit, so we could correct that problem Right.

Dan Rigoli: 

No, that's that's. You know. You said something and I'm kind of picking up on it, and it was kind of interesting where you talked about the reports themselves kind of being lengthy and you just use the term extensive and I would rephrase that a little bit and say that it's actually a very systematic outline but it can be very efficient. I've seen reports and I actually have a sample one in here that's only 12 pages long and that's with pictures, but yet it covers all 10 systems and identifies. Hey, this doesn't work in order. This stuff's in working order. You know this one. Here there's something you can do, so it's just very systematic and it's itemized, so that way you don't have that too long. Didn't read scenario where you're kind of looking at something to get glossy eyed, so you don't have that. So this is kind of a nice way to kind of do it and it's in the binder.

Rick Kendrick: 

So that's great to hear, because I'll do, I'll, I'll, I'll, I'll try to look for those pages. That summarizes everything. What is probably the number one thing that you see out there? That becomes an issue today with a buyer.

Dan Rigoli: 

Issues with the buyer. You know it's varied because I've seen a few where you might see some things that. I had a few examples here. One was like an electrical scenario that we've seen a couple of times and apparently it comes up pretty often, which is you've got an older home and they've already replaced a major piece of equipment, like maybe the AC unit, and so you got a nice newer AC unit. And guess what? That newer unit's a little more efficient. So they installed that thing. That's great, they spent a decent amount of money to do it, but they forgot to change the circuit breaker that feeds it. The issue there is. The whole point of the circuit breaker is to it's. It's called an overcurrent protection device, so it's there to protect the new equipment from too much power. So if you've got the old circuit breaker and let's say it's a 40 amp circuit breaker and the new equipment only can take 30, guess what? You're not protecting that piece of equipment if you don't also replace that circuit breaker. So just as an example, you might see something like that and it happens a lot because sometimes the people installing the new equipment either don't think to do the extra piece or they're really not a specialist in electronics or in, you know, basically in the electrical work.

Rick Kendrick: 

See, that's where it comes into play, because what I'll do is I'll walk into a place and I'll open up the you know the electrical box, right? And if it's, uh, if it has one of those companies where they've had a fire hazard and they got to replace it, right, that's all I look at. You guys actually take that electrical box off and look at the wiring, correct?

Dan Rigoli: 

We do, we do take a look. We take that off where there's a few things we look for in that scenario. If they'd like there's a one of the packages we have we actually take an infrared camera out. We can actually scan it. We can put a load on there and make sure that that's not overheating at all. There's there's definitely several things that we do right there at the electrical panel.

Rick Kendrick: 

Yeah, this is probably the most important thing in your life You're going to be doing when you're buying this place. Buyers, dan, would you recommend a seller do this before he puts it on the market?

Dan Rigoli: 

We do. In fact, we actually have a pre listing inspection that we offer as well. So sometimes the seller may want to just get a sense of hey, what is the current stat of where you know where the house is. And it's kind of neat from a marketing perspective because we can do the 360 virtual tour, we can put a highlight sheet on there for some of the upgrades and things that you want to highlight in the sales when they do the open houses. So there's several things that make sense for the seller side as well.

Rick Kendrick:

Hey, welcome back everybody. This is our final segment of the show. We're going to be talking to Dan and Michelle a little bit more about the home inspection and the report itself. But before we do that, dan, I'm just curious does four-point or wind mitigation? What can you tell me a little bit about that and how that works?

Dan Rigoli: 

We're in Palm Beach County now and for anything outside of Broward County and Miami-Dade there's a certain dates and time frames you want to be aware of, because that's when they started implementing some building codes and the insurance companies are very much into this because of the risk of damage to the home, and so the windmint focuses on things for basically roofs. All the openings in a house would be windows, doors, garage doors. The four-point is like a mini inspection, so that's going to cover all the high priced items that could basically have damage. You know it's your roof, your electrical, your plumbing and your HVAC, and so those are two things that the insurance company might request or require when you go to ensure your home, and then you can get basically premium discounts when you do.

Rick Kendrick: 

Yeah, I I know a couple times when I've had an inspection report and the insurance companies requested this four-point inspection and wind mitigation and we had to go back and they had to replace the whole route because they could not get insurance. And that's what. What happens? Right, I guess you tell them if it's reached its life expectancy.

Dan Rigoli: 

There's the life expectancy aspect of it, but there's also the new building code requirements, and and what's happened is, in this county and the rest of Florida, anything built after 2002 should follow the new standards. Anything prior to that does not, and so what we do when we do the windmint is we go up on the roof, too and we take a look, or we take the drone up there and then on the inside though, we're looking for several specific things about the roof, and so there's several things that we're gonna basically document. We'll photo document them. You know we're looking at things that the. You know the typically it's a trust system, so you're looking at that. You're looking at how the decking attaches to the trust system, how the trust system is actually attached to the walls, and there's specific requirements and things that the insurance companies are looking for, because what they found out after several hurricanes is, if you do certain things, it's much less likely that that roof is actually going to blow off, and they show pictures of it. They talk about the shape of the roof, the geometry. The geometry will affect if it's more likely to lift off like a wing, and when it does, then clearly that's when a lot of the damage can occur with the rains. They have extra things that they're looking for for a secondary water resistance. You know, the other main things for the wind mitigation is just all the openings and making sure that they can withstand the impact, and so everything needs to be able to withstand it, and if it doesn't, they will look for the lowest common denominator and that's the rating you get. So if you forget to do something, that can impact your ability to get a discount wow, that's you know, that's the reason why it's so, so important to get a home inspector.

Rick Kendrick: 

But hey, real quick, does a buyer need to do a home inspection on a brand new home?

Dan Rigoli: 

it's definitely recommended. In fact, there's several advantages. There's steps in the buying process where, if you have a your independent home inspector, there's things that you could definitely take advantage of before you close. You can do a pre slab inspection, pre drywall inspection, you can do the pre walk and then, and then there's a final one in the pre 12 month warranty period, which is really key.

Rick Kendrick: 

So there's a time frame that anything the inspection finds in addition to stuff you find in that first year the builder has to fix wow, okay, great, that's good to know before we get off the show on one day and and Michelle talk about their their contact information and how they get in touch with them.
